When many people saw the development opportunity at the Jersey City waterfront, there were others that saw opportunity on the other side of town.  Most development was driven by the light rail.  West Side Station is located on the West Side of Jersey City and is across the street from the light rail parking lot. 

This property was originally an area for cross dock trucking terminals.  Rich Ranalli of Rivermayn Realty Advisors worked with Cathartes Private Investments on the properties to have the property rezoned for a combination of loft condo apartments and stacked town houses.  These units were to be sold at affordable prices.  The designation of "affordable housing" enabled the property to be developed under the high rise codes and resulted in cheaper land costs.  The first phase was pre-sold before completion of construction
